Real Estate Seminar

I’ve been giving real estate seminars since 1990. Nearly all of them have been on the road. In other words, my real estate investment seminars have been outside my state of residence. In fact, there have been times when I’ve spoken in two states in the same week. Sometimes I’ve been on the road so much that I’ve forgotten where I was. About 12 years ago, after being introduced, I dashed to the front of the room and said, “It’s so good to be here in Denver.” The only problem was that I was in St. Louis! My seminars encompass a variety of topics that I’m interested in and have vast experience in as well. Generally, my regular seminars given are in Columbus, Ohio, Las Vegas, Nevada, and at Disneyworld in Orlando, Florida. Out of my regular seminars that I give, the ones that I enjoy the most are held in Las Vegas. I can fly direct with USAIR and get there in 4 hours. I stay at a variety of hotels to mix it up a bit. My $1 DOWN and NOTES: Creating & Brokering have always been my favorite products, hence I enjoy speaking on them the most. Also, since I do some of the coaching it makes it a lot of fun for me to finally meet students that I’ve been speaking with weekly. It’s nice to put a face with the voice, so to speak. My seminars in Las Vegas are not only fun for me, but fun for my students, as well. When students ask questions and give correct answers I pass out silver dollars. (When we’re in Las Vegas.) I pass out silver dollars to create healthy class participation, and it works! The purpose of H. Roger Neal’s $1 DOWN and NOTES: Creating & Brokering Conference is to teach the real estate techniques in a classroom situation where people can learn in a controlled environment by a teacher. It really does make for better concentration and memorization. A surprising benefit results from students attending my seminars. It’s kind of weird. My seminars make student feel that they have experience when they leave. I know that the purpose of the seminars is to teach the real estate investing techniques, but this added bonus is a blessing. In class, we do roll playing. I ask for three volunteers. One acts as the seller, one as the buyer, and one acts as the property flipper. (Yes, I do give silver dollars to my brave volunteers.) The volunteers go through the entire process with all of the paperwork, contracts, disclosures, copies, and earnest money deposits, in front of H. Roger Neal and their classmates. Sometimes they make mistakes, but as we all know, that’s the best way to remember not to make that mistake again. This added benefit has enhanced my desire to not only give the seminars, but to be passionate during the seminars. Knowing that the students will leave with the knowledge and feeling that they’ve done it before, gives me great satisfaction in accomplishment. Many people have asked why I still continue to give my own seminars and not have someone else do them. Well, now you know why.

Real Estate Investing Class

The real estate investing class by H. Roger Neal® in Ohio is about his affiliate network, foreclosures and short sales. It begins on a Tuesday evening where you have a Meet & Greet, where H. Roger Neal® will attend. Appetizers and such will be served. The entire day on Wednesday will be devoted to the Affiliate Network by H. Roger Neal®. This is where you will learn how to evaluate and examine real estate agent’s fliers/packets/binders in as little as 20 seconds to 2 minutes. Really, it’s true. You will learn how to examine multi-million dollar, residential, apartment complexes using techniques H. Roger Neal® has used in his purchases for many years. He discloses his techniques for dealing with real estate agents and finding really good deals. Once you can tell what a good deal is, and what isn’t, you can buy it yourself, get an option to purchase and sell it to someone else, get a partner and buy it, or dump it on H. Roger Neal for 5% of the entire project as a junior partner. On Thursday begins the real estate investing class in foreclosures. Binders are provided for class study to aide in the powerpoint presentation. Friday is a field trip to the courthouse to visit the map and records room, and actually attend an auction. You will have lunch and then continue the field trip to visit properties bought from the auction, fixed up, and rented. Towards the end of the day, you will regroup back at the conference room to review and discuss the daytime events. Saturday is a half day from 9-12:00. The topic is short sales. You will again receive another binder for this real estate investing class to follow along that presentation as well. Short sales are where a foreclosure has actually been filed, the bank agrees to take less than what’s owed, the foreclosure is dismissed, and the auction on that property never transpires. For example, someone can owe the bank $246,000. The bank agrees to sell it to you for $175,000 and gives good title, waiving the difference between $175,000 and $246,000. It was a foreclosure, but becomes a short sale. It’s so sweet to teach, and even sweeter to do. This is a fabulous real estate investing class that you won’t want to miss. I’ll see you there!

Real Estate Investing Seminar

About every two years H. Roger Neal® tries to hold a special real estate investing seminar at Disney World in Orlando, Florida. The last one was held at the new Coronado Hotel on the Disney property. H. Roger Neal® offers topics that are not ordinarily offered at his regular real estate investing seminars. As for his regular real estate investing seminars there is the $1 DOWN And NOTES: Creating & Brokering that is held in Las Vegas, Nevada. Also, there is his regular real estate investing seminar on the Affiliate Network by H. Roger Neal®, Foreclosures, and Short Sales typically held in Ohio. (Sometimes, landlording is added on Monday and Tuesday prior to the scheduled Wednesday through Saturday seminar.) This seminar also includes a field trip to not only an auction at the courthouse, but to locations of houses that were bought at auction, fixed up, and rented. Many times there are ongoing projects that we can inspect progress. What makes Orlando special is that H. Roger Neal® offers topics that were not mentioned above. At the last 2-day conference at the Coronado, the topics were:

  • Financing: 4 hours
  • Partnering: 4 hours

There have been discussions about a cruise and locations in California and New York, but nothing has been shored up yet. I was actually approached by a firm in Florida who stated that they would host my 2-4 day seminars on a huge yacht at no charge to me, as long as they could give a yacht, time-share presentation to my students for 2 hours. It sounded like a fabulous idea. All I would need to do is have it catered and book nearby hotel rooms. I had seen photos of the yachts and they were, indeed, corporate size. They were quite large. I thought it was a great idea. When I was planning my airfare for Orlando, I gave them a call to plan future events and said I was coming down, but they had changed their minds. Consequently, I didn’t even get a boat ride out of the deal, let alone an on-the-water conference! The special conferences are usually held in November, before the holiday season begins. When I host the next one, I will post it on the upcoming real estate investing seminars.

Real Estate Conference

The real estate training course for the Affiliate Network, Foreclosure, and Short Sale Conference has been held lately in Columbus, Ohio. These three topics make for a fabulous week of real estate training. Students arrive on Tuesday evening for a Meet & Greet on Tuesday evening. A continental breakfast is offered from 8:00 to 9:00 A.M. The class begins promptly at 9:00 A.M. on Wednesday morning. H. Roger Neal’s Affiliate Network is held all day Wednesday from 9-5. He will train you how to examine real estate agents fliers/binders/packets to see what a good deal is, or not. I know that it sounds impossible, but everyone is able, by the end of the day, to decipher in 20 seconds to 2 minutes to separate the good deals from the bad. You will learn all the tricks of the trade in evaluating real estate investment properties. (Materials provided.) On Wednesday evening, we again have a Meet & Greet from 7-9:00 P.M. to accommodate those who did not attend the Affiliate Network portion of the conference. On Thursday from 8:00 to 900 A.M. we again offer a continental breakfast, and at 9:00 A.M. the foreclosure portion of the conference begins. This is a classroom day where all of the foreclosure fundamentals are covered. There will be classroom materials passed out, so you don’t need to bring anything. On Friday, between 8:00 and 9:00 A.M. we again offer the continental breakfast. We meet outside promptly at 9:00 A.M. to go to the county courthouse where the real estate foreclosures are held at 10:00 A.M. When it’s over, it’s lunchtime. You will eat at one of H. Roger Neal’s favorite downtown restaurants as his guest. After lunch there will be a continuance of the field trip where you will inspect past, and hopefully current, foreclosure projects. We’ll end up at the conference room around 3:00-4:00 to re-cap the day. On Saturday morning, again you will have access to a continental breakfast from 8:00 to 900 A.M. The Short Sale portion of the conference is held from 9:00-12 Noon. Materials are provided for all attendees as well. This is one of the highlights of the week. H. Roger Neal® teaches you how to extract properties from the foreclosure and buy directly from the bank, and at a reduced price.

Las Vegas Seminar

H. Roger Neal® has a real estate training seminar in Las Vegas for his famous $1 DOWN Program. The seminar puts you back in the classroom for organized learning. Everyone there has a common bond. They all want to learn about the $1 DOWN® program by H. Roger Neal® and make some easy money. This real estate training seminar teaches you how to invest in real estate without getting any of it on you. In other words, it’s a hands-off approach where you don’t actually own the property, yet you share in the equity profits.

Real Estate Training

H. Roger Neal® offers real estate training in Ohio in the form of his affiliate network, foreclosure and short sale conference. Once in awhile, H. Roger Neal® offers a landlording session at the beginning on Monday and Tuesday. This type of conference lasts the entire week! Students arrive on Sunday for an evening Meet & Greet from 7-9:00 P.M. On Monday from 9-5:00 P.M. is landlording, and continues through Tuesday at noon. Wednesday is the Affiliate Network. Thursday and Friday are Foreclosures, while Saturday morning from 9-12 noon is short sales. As for the landlording part of the conference, this is for both students who want to landlord only or want to flip properties and landlord. H. Roger Neal® does have a home study course called Streetwise Landlording®. This course and seminar teach students how to become streetwise. Everyone in real estate will tell you how savvy their tenants are, so why not be savvy yourself. Tenants have rights, and they know what they are. They also play on your emotions and appeal to your moral sense of right and wrong. Also, they’ll even appeal to your religious beliefs and faith, which go beyond their legal rights as tenants. Taking advantage of the legal system is their legal right, and they’d be stupid if they didn’t take advantage of that, I concede. They should not only know the law, but should protect themselves from unfair and unscrupulous landlords and their practices. On the other hand, there are landlords’ rights as well. You’d be stupid not to know your rights and take advantage of them as well. Fair is fair, don’t you agree? H. You could argue that you had a baby who needed milk or she would die. Again, you’d be in handcuffs before you would blink. That’s the harsh reality, I’m afraid. So, why are you expected to provide free housing that costs you $1,500 per month? Well, you shouldn’t. They need to pay rent, or get out. That’s the discipline. That’s the business. Real Estate Seminar

H. Roger Neal® offers a real estate seminar in Las Vegas frequently throughout the year for his $1 DOWN Program. This real estate seminar holds the largest demand from his students. Las Vegas has the appeal for something to do after 5:00 P.M. comes around. Students can go down to the Bellagio and watch the water show outside, as well as hundreds of other things. As for me, H. Roger Neal®, I like to pass out silver dollars to my students to enhance class participation and add electricity to my presentation. Yes, I agree that the purpose of the real estate seminar is to teach students to implement the real estate investment technique of $1 DOWN®. I never lose sight of that. It is my goal. I attended real estate license classes in Ohio to obtain a real estate license. It was 8 hours per day for 4 days. There was one teacher on Monday and Wednesday, while the other teacher would teach on Tuesday and Thursday. The attorney who taught on Tuesday and Thursday gave the worst performance ever. He was rude, boring, and unbearable. I can’t count the times that I went out into the hallway to the water fountain. I just wanted to pull all of my hair out. I just wanted to die, rather than sit there for another minute. Needless to say, those two days were the longest in my life! On the other hand, the real estate broker, and ex-banker, was the complete opposite. He was funny and entertaining. When I took his quizzes I scored 100%. He couldn’t believe it. I had told him in front of the other students that it wasn’t because I was so smart, rather that he had done such a superb job. I learned a valuable lesson back then, and never forgot it. If the class is enjoying themselves they will pay attention and learn. And that’s my goal. Everyone who attends my real estate seminar will be better for it, and have fun in the process.
