H. Roger Neal® offers real estate training in Ohio in the form of his affiliate network, foreclosure and short sale conference. Once in awhile, H. Roger Neal® offers a landlording session at the beginning on Monday and Tuesday. This type of conference lasts the entire week! Students arrive on Sunday for an evening Meet & Greet from 7-9:00 P.M. On Monday from 9-5:00 P.M. is landlording, and continues through Tuesday at noon. Wednesday is the Affiliate Network. Thursday and Friday are Foreclosures, while Saturday morning from 9-12 noon is short sales. As for the landlording part of the conference, this is for both students who want to landlord only or want to flip properties and landlord. H. Roger Neal® does have a home study course called Streetwise Landlording®. This course and seminar teach students how to become streetwise. Everyone in real estate will tell you how savvy their tenants are, so why not be savvy yourself. Tenants have rights, and they know what they are. They also play on your emotions and appeal to your moral sense of right and wrong. Also, they’ll even appeal to your religious beliefs and faith, which go beyond their legal rights as tenants. Taking advantage of the legal system is their legal right, and they’d be stupid if they didn’t take advantage of that, I concede. They should not only know the law, but should protect themselves from unfair and unscrupulous landlords and their practices. On the other hand, there are landlords’ rights as well. You’d be stupid not to know your rights and take advantage of them as well. Fair is fair, don’t you agree? H. Roger Neal® addresses those tenant and landlord rights and integrates them into a unique management style that he calls Streetwise Landlording®. H. Roger Neal® is street smart and advises you to be as well. As for the moral side of landlording, you need to conduct yourself like a business. If you went into the grocery store and stated that you don’t have any money for food, and you’re family was dying from starvation, they would dial 911 before you could even ask for the free food. You could argue that you had a baby who needed milk or she would die. Again, you’d be in handcuffs before you would blink. That’s the harsh reality, I’m afraid. So, why are you expected to provide free housing that costs you $1,500 per month? Well, you shouldn’t. They need to pay rent, or get out. That’s the discipline. That’s the business. Roger Neal® likes to go to the extreme on his websites, as you’ve seen here on hrogerneal.com. You can create a web page that is divided in 3 sections. The first part is 25%, what you buy. The second part underneath can be 25%, what they need to do. The third part is 50%, where you can have a Q & A or FAQ. The note brokering website address can be on your business card and fliers. The print advertisements that you pay for in newspapers and newsletters can also have your web address. The website can be an informational website only where it gives them instructions on what to do, who to fax to, or who to contact. You will not need a merchant account like PayPal because you are providing a service, not selling anything. Real Estate Training Video

You might not consider the 30 minute commercial by H. Roger Neal® to be a real estate video, but in a small way it is. It’s the half hour video that H. Roger Neal® includes in his packages and on some of the internet websites. It is also the same video used when television commercials are used. This commercial was filmed both in Boca Raton, Florida and Las Vegas, Nevada. Why I consider this to be a real estate training video is because it gives prospective students insight to the presence and personality of H. Roger Neal®. My style is down to earth, honest, and fair. People can watch and size me up and decide if this is the type of person that they want to emulate. Likewise, when I do real estate deals, I think that this helps me as well. Sellers and buyers of real estate don’t perceive me as a threat either. I wear regular clothes and speak in a non-patronizing manner. Folks like that. They don’t focus on someone who thinks he’s better than them, rather on dumping their houses on me, and that’s what I want. Furthermore, I like to consider this as a real estate training video because it gives insight to my favorite real estate investing technique, $1 DOWN. It is my favorite home study course and I describe and discuss it in detail in this 30 minute session. I talk about the disadvantages of other real estate investment techniques and what makes $1 DOWN® so special. The $1 DOWN® technique requires no money, or credit, on your part. Furthermore, you can do this in your spare time, while continuing to work your fulltime job. Once you get the ball rolling, you can kiss that job goodbye. Sayonara! It reminds me of that Johnny Paycheck song, Take This Job And Shove It! This is what real estate investing has done for me. Nothing would please me more than to have real estate do the same thing for you. Really!

Anyone can order a real estate educational product on just about any real estate investing technique and learn additional information. The trick, however, is to actually synthesize the information. Synthesizing the information is a term I learned from my wife, who learned it in the master’s program at the university. Personally, before she used it, I’ve never heard that word before. She has read the lesson plan for the real estate coaching students. She has also listened to me actually give real estate coaching sessions. One evening when I hung the telephone up from one of my #6 coaching sessions, she remarked that after the 6th coaching sessions my students should be able to synthesize the material. I asked what that meant and she stated that synthesize means put into practice, or implement. She further explained that it meant that my students should be able to take the information provided in the real estate course study and implement it as it was intended, to make money. My students should be able, after the 6th coaching session, and begin putting the program into action and make money. As for ordering a real estate investing educational program, you can and will learn the program. The key is the implementation of my real estate techniques is the tricky part. I do concede that everything you need is, indeed, in the print work. Learning and remembering everything is the tricky part. Teaching yourself makes it a little trickier as well. With my real estate coaching program, there is someone to define a learning pace, delegate regular homework assignments, and someone to brainstorm with on FSBO’s telephone and on-site encounters. Furthermore, the coaching sessions places emphasis on the most important details of the real estate investing techniques, while leaving the minor details for you to read on your own time. In other words, the 30 minute coaching sessions each week focus on the high points of the course. Also, as your questions arise, they can be addressed immediately and discussed. One student told me that she had been involved with another program where the coach had called and asked what she wanted to talk about. She knew right away that she had paid for a scam. I must admit, however, that she took it well and moved on. The good news for her is that she could put it behind her and try my course. The bad news for him, the other guru, was that she’s going to run her mouth about him forever. When you get H. Roger Neal™’s lesson plan binder for course study, you will find detailed, well defined lessons. Granted, we’re not teaching physics, or rocket science. You won’t have to learn elements like you would in chemistry. So, it’s not really that hard. It’s simply a real estate investment program that needs to be based upon policies and procedures that are all based upon common sense. Once learned, you will ask, “That’s it? That’s all it is? I can’t believe that I thought it was so hard when I started. It really is easy, isn’t it?” “Well, yea. That’s what I’ve said all along. You can and will do this and make money,” I said. If you are in college now and feel that you can teach the whole course to yourself, go for it. However, if you never did that well in school, or you’ve been out of school for awhile, real estate coaching will be advisable. As I always say, “Good luck with your investing.”
